Selling a flat or house in Adelphi — LDN Properties

Selling Adelphi property to a direct buyer

A direct cash sale through LDN Properties can be a practical alternative for Adelphi homeowners. We are typically happy to consider flats and houses across the EC4Y, SW1A and SW1Y postcode area, regardless of lease length, condition, share of freehold or current cladding status. We work without agency fees or a chain, and typically a single in-person visit is sufficient for us to put forward our final offer.

We have been buying property directly across London since 2003 and are members of The Property Ombudsman (membership D12463), which provides independent oversight of our quick property buying service. You can read more about how our buying process works, the typical timings for a direct sale and the costs involved when selling directly compared with using an estate agent or auction. To discuss your Adelphi property, please call 020 7183 3022 or request a no-obligation offer online.

Why homeowners sell in Adelphi — LDN Properties

Why some homeowners look beyond the open market

Homeowners contact LDN Properties for a direct sale for a range of reasons. We have been buying property directly across London since 2003 and there are a few recurring situations where this route makes sense.

Probate sales are one of the situations we deal with most regularly. Where a flat or house has been in family ownership for many years and the inheritors are based outside London, the practical demands of preparing the property for the open market — clearance, repairs, viewings, chain coordination — can be slow and expensive to manage at distance. A direct cash sale removes those demands and provides a fixed completion date for the executors and beneficiaries.

Other reasons bring sellers to us in similar numbers. Divorce, relocation for work, financial difficulty, downsizing and ill-health all involve circumstances where a known completion date carries more weight than chasing the top of the open market. Landlords exiting buy-to-let, particularly where there is a sitting tenant in place, is another common reason.

Properties that need refurbishment and flats with shorter leases also come up regularly. In both cases the open market tends to discount the price heavily, and a direct sale can be the cleaner option; our short-lease guide covers the lease situation in more detail.

The Adelphi property market — LDN Properties

The Adelphi property market

The property landscape across the small Adelphi quarter between the Strand and Victoria Embankment is dominated by the 1930s Art Deco Adelphi Building, by mid-rise twentieth-century apartment blocks, and by upper-floor conversions above commercial premises on John Adam Street, Adam Street and Robert Street. The original Royal Terrace by the Adam brothers was largely demolished in 1936 and replaced by the present Adelphi Building, so the residential stock today is a mix of post-war flats, more recent conversions and a smaller number of surviving Georgian fragments along Adam Street and Robert Street.

Recent Land Registry transactions across the WC2N and WC2E postcodes typically show studio flats trading between £425,000 and £575,000, one-bedroom flats between £600,000 and £850,000 depending on floor, aspect and proximity to the Embankment, and two-bedroom flats commonly between £950,000 and £1.6 million. Lease length, service charge level and view across the Thames have a material effect on pricing, and many of the 1930s mansion-block leases granted post-war are now sitting between 60 and 95 years remaining, with anything below 80 years bringing the property into marriage value territory. Our guide to selling a short lease flat sets out the options in detail. Section 20 major works notices and EWS1 cladding requirements can also surface on the larger blocks.

Transport links and local amenities

Adelphi is served by Charing Cross station to the west, which combines the National Rail terminus with the Bakerloo and Northern line tube platforms. Trains run from Charing Cross to London Bridge in around four minutes and to Waterloo East in two minutes. Embankment station to the south sits on the Circle, District, Bakerloo and Northern lines, and Temple station to the east provides additional Circle and District line connections. Covent Garden on the Piccadilly line is around a six-minute walk to the north.

Local bus routes through the Strand and Aldwych include the 6, 9, 11, 15, 23, 87, 91, 139, 176 and N550. The Adelphi Theatre on the Strand, Somerset House to the east and the Royal Society of Arts building on John Adam Street are the immediate local landmarks. The Victoria Embankment Gardens lie directly to the south, with access onto the Thames Path.

About Adelphi, Westminster WC2N — LDN Properties

About Adelphi

Adelphi is a small central London neighbourhood in the borough of Westminster, situated within the WC2N and WC2E postcodes and bounded by the Strand to the north and Victoria Embankment to the south, between Charing Cross to the west and Covent Garden and the Aldwych to the east. The name derives from the Greek for brothers and was given to the Royal Terrace built by the four Adam brothers between 1768 and 1772, which was an early speculative neoclassical riverside development. Most of the original terrace was demolished in 1936 and replaced by the present Adelphi Building, an Art Deco office block which today sits at the centre of the quarter.

Parts of the area sit within the Strand Conservation Area, and a number of surviving Adam-period buildings on Adam Street, Robert Street and John Adam Street carry Grade II or Grade II* listed status under Historic England, which can require formal listed-building consent for internal works affecting historic fabric. Article 4 directions apply in parts of the neighbourhood, removing some permitted development rights. The Royal Society of Arts has occupied 8 John Adam Street since 1774, and the Adelphi Theatre on the Strand has been on its present site since the early nineteenth century. The borough boundary with the City of London runs close by along the eastern edge of the quarter.

Questions Frequently Asked

In most cases, yes. We are typically happy to consider Adelphi flats with any remaining lease length, including those inside marriage value below the 80-year threshold. Lease length generally affects our offer figure rather than whether we will make an offer at all. If you are weighing a statutory extension against a direct sale, we can usually quote within an hour.

In most cases, yes. We are typically happy to consider flats where the building is partway through a Section 20 major works programme where roof and facade works can be substantial. The offer will typically reflect the outstanding contribution still owed by the unit, but the works themselves are not usually a reason for us to decline.

In most cases, yes. Several surviving Adam-period buildings on Adam Street and John Adam Street carry Grade II or Grade II* listing, and we are typically happy to consider properties within listed terraces, including those where past works may not have followed listed-building consent procedures correctly. The offer will usually reflect any regularisation work that a future mortgage-reliant buyer would likely need to address.

As a reputable business, we believe in total transparency. Our offers won’t ever include any additional fees or hidden fees as we don’t think you should have to pay us to sell your home to us. In some situations, we can cover your conveyancing fees too.

As you can see, LDN Properties has been buying properties around London for more than a decade. Dealing with flats and houses of all shapes and sizes, we would be happy to make an offer for your property today.

Since 2003, LDN Properties have been leaving customers throughout the London area and further afield with happy smiles on their faces. Our customers can be found right at the heart of what we do, regardless of the nature of the property that they are selling. If you would like to make a specific query, one of our friendly experts would be happy to help on 020 7183 3022.

Yes, we have been making fast and fair offers to buy homes throughout London for more than 20 years, and this includes so-called problem properties that might have one or additional negative factors. Such situations can include physical damage to the home, ongoing legal disputes about the property, financial matters involving the house or flat, and more.

No, LDN Properties never requires anyone to resolve existing problems with a home before we can make a competitive and swift offer to buy it. This helps you focus on enjoying a quick, zero-commission and stress-free sale instead of having to be concerned with finding the effort, funds and time for fixes that may otherwise take a long time and potentially be very expensive.

The only viewing we will need when making an offer to buy your home is a single visit from one of our friendly staff members, who will assess the outside and inside of the property before we make our final offer. This compares with dozens of viewings or even more that might be necessary in the event that you try to sell without any help or with an estate agent.

It often takes us just a few short weeks to finalise all the steps of buying a property, and this includes the exchange of contracts and paying the full proceeds to the seller. By way of contrast, it might take many months or even longer to sell your home if you do so through using an estate agent, trying your luck at an auction, or attempting to find a buyer on your own.
