How fast can you buy my house?
We can often buy your property as fast as you require us to. Taking the various stages of the home buying process in turn:
- We can typically provide you with a personal indicative offer within one hour. This offer is valid for 7 days, after which we can re-appraise the property and local market conditions.
- If our indicative offer is workable, we can be underway immediately preparing our formal offer alongside us both commencing legal conveyancing work
- Purchasing your property (commonly known as "exchange of contracts") can be just a matter of days ranging to a few weeks. The speed at which your solicitor can provide us with the necessary legal documentation is critical to ensuring timescales can be met. As we are a professional home buying business and often don’t require a formal appraisal of the property nor require a mortgage, we can turn things around very quickly. Additionally, since we use a longstanding and efficient legal team, we often find there are no delays from our side.
- Formal completion of your property sale can often be at any point in time from "exchange of contracts". We can be flexible as to the actual completion date and indeed for many of our customers they like to allow some time to pass for the removal of personal items.
The front-to-back process of buying your property is driven predominantly by the speed at which your solicitor can work. Having seen the process time and time again, we can certainly give you some pointers to ensure this happens as quickly as possible. We look to always provide you with speed, convenience and certainty in all our dealings.
At the time we present your indicative offer, you will be made aware of any conditions of our offer for full transparency (such as if a survey is required, an inspection is required, the cash status of our offer etc.). Will I need to pay any fees?
No fees are charged by us at any stage whatsoever. All valuation work we undertake, as well as all sale stages from the point of accepting our offer are at no cost to you.
Even if you have a change of mind for whatever reason at any stage in the process, you will find there are no fees payable to us. You will be responsible for your conveyancing fees with your solicitor. In some circumstances we may be able to agree to contribute towards the cost of your legal fees, please discuss this further with your representative here at LDN Properties.
What types of properties do you buy?

Will the sale of my house remain confidential?
All aspects of your sale to us are completely confidential – there are no "for sale" boards put up when you accept our offer. Some customers have shown concern that an indicative offer from ourselves would leave a "footprint", in a similar way to a credit search. This is not true, we can provide your indicative offer without anyone knowing so as not to jeopardise any other potential plans you may have. As is the case for every single property transaction in the country, the Government Land Registry will log the sale of your property when the purchase is finalised and this can be found online.
