Are LDN Properties regulated or do you hold official memberships?
We are members of The Property Ombudsman (TPO) under ombudsman number D12463. The TPO is a government approved scheme providing independent redress in relation to disputes between consumers and property agents. The home buying sector has no official regulatory body however the TPO provides redress, where appropriate, to consumers whose complaints are considered on a case by case basis.

There are many factors outside of our control particularly when it comes to dealing with your solicitor, however having undertaken countless purchases we know how to smooth the process as much as possible to everyone’s benefit. As we often don’t require a formal appraisal of the property nor have the need for any mortgage and have long standing relationships with our legal team, we can often purchase property extremely fast. Do I have to sign a contract with LDN Properties to sell my home to you?
We don’t expect you to sign any contract upfront to use our home buying service. Any reputable home buyer will have no reason for you to sign any contracts upfront whatsoever. This gives you the benefit and flexibility of being able to change your mind should you so wish at any stage of the sale process up until exchange of contracts. Should anyone ask you to sign any contract upfront, we would suggest that you are extremely cautious. This typically means they are seeking to lock you into an agreement of some kind which usually isn’t in your best interest and can take the control of your property sale out of your hands.
How fast can you really buy my house?
We can typically buy your property as fast as you wish and in the timescale you require. Taking the various stages of the home buying process in turn:
- Typically within an hour we can offer you an initial indicative offer which is valid for 7 days. If time passes we can re-appraise the property and local market conditions with a view to renewing your indicative offer.
- If our indicative offer works for you, we can get underway preparing our formal offer alongside us both starting legal conveyancing work
- Getting to the point of purchasing your property (known as "exchange of contracts") can be from a matter of days to a few weeks. A lot depends on the speed at which your solicitor can provide us with the necessary legal documentation. Being a professional home buyer and often not requiring a formal appraisal of the property nor requiring a mortgage means we can turn things around very quickly. Additionally, since we use an excellent and expedient legal team, we often find there are no delays from our side whatsoever.
- Formal completion of your property sale can typically be at any point in time from when "exchange of contracts" takes place. We are flexible on the timing for this and appreciate that for many of our customers they like to allow for a number of weeks to pass in order to remove personal possessions.
The end-to-end timescale in which we can buy your property is driven primarily by the speed at which your solicitor can act. We can certainly give you some pointers to ensure this happens as quickly as possible, however rest assured "speed, convenience and certainty" are the words we operate by.
When we present your indicative offer, we will make you aware of any conditions of our offer for full transparency (such as if a survey is required, an inspection is required, the cash status of our offer etc.). Are there any fees for me to pay?
We don’t charge fees at any stage whatsoever. All initial valuation work we undertake is free of charge as well as all sale stages from the point of accepting our offer.
Even if you change your mind at any stage in the process, you will find there are no fees to pay to us. You are only responsible for your own legal fees along the way. Indeed, in some circumstances we may agree to contribute to the cost of your legal fees too, please discuss this further with our team.
Do bear in mind that should any customer require an EPC we are happy to arrange and cover the cost for you, please let us know if you wish to use this service.
Will you buy my property yourself?
Any property on which we make an offer, we certainly will be the buyer ourselves. We have heard situations where customers have used home buying firms and ultimately found out that the actual buyer of their property was not the company itself just before exchange of contracts, the company was merely "back to backing" the transaction with another buyer. If your objective is for a punctual and reliable property sale, it is important you know that the home buying firm from which you have accepted an offer is actually your buyer.
If I accept an offer from LDN Properties, will you be the direct buyer or be acting as a middle-man?
For any property we make an offer to purchase, we will always be your direct buyer. We don’t make offers and engage in the "back to backing" of your property, as this isn’t fair for our customers and can result in excessive delays.
Are you really a genuine cash buyer?
For any offer we make stating that we are a cash buyer, this will always be the case (in accordance with any conditions we include in our offer). Cash funds will be kept aside for a period of time (in accordance with any conditions we include in our offer) to ensure your property transaction can proceed within the shortest time frame possible. Should you wish for us to provide proof of funds for that extra comfort, please don’t hesitate to ask as we are more than happy to provide evidence to you or your solicitor. The primary benefit of being a cash buyer is that we can proceed quickly to exchange of contracts with minimal delays and procedural hold ups.
